How To Speed Up The House Buying Process

How To Speed Up The House Buying Process

Buying your dream home is one of the most exciting experiences you can go through. It opens up the prospect of a whole new life in the surroundings you’ve always wanted and as soon as you’ve made that big decision, it’s only natural to be eager to move in as quickly as possible.

But that’s not how it always happens. There are all kinds of financial and legal issues to work through and that’s even before you factor in potentially having a home of your own to try and sell.

At Laurus we know that these delays can be frustrating so we’ve put together a guide to help you do everything you can to speed up the house moving process.

Get Your Finances Sorted At The Start

It can be tempting to start your home buying journey with the most exciting part – looking for the home. After all, that’s the stage of the process that offers the most hope and promise. However, it’s important to actually begin with the stage that can also be the scariest, and that’s arranging your mortgage.

Getting an agreement in principle from your lender is a big step along the way to buying your home and it can take several weeks so you don’t want to start this after you’ve found the home you want. It will also give you a better idea of what you can actually afford.

Find a Mortgage Broker

Getting a mortgage, especially as a first-time buyer can be daunting. You might not know where to start and this is where a mortgage broker or advisor can help. They know the market and can offer you advice and guidance as well as getting you better deals than you might get on your own.

Let Us Help You Sell

If you’re selling your home and want to reserve a Laurus home, we can help you make the process so much easier. Move Easy is our assisted move scheme, designed to take away the stress of selling because we'll go out of our way to find the right estate agent, the right price and the right buyer on your behalf to help you sell your home.

Move Easy is only available on limited developments and plots. Speak to the Sales Advisor on your chosen development for full details.

Choose The Right Solicitor

Once things start to move, it’s important to appoint a solicitor for the conveyancing part of the process. Things to look for in a solicitor include them being on your lender’s approved list, which will help you speed things up as they will have experience in dealing with them.

Most importantly you should try and get an idea about how responsive they can be and how quickly they will act to keep your move progressing quickly. Look for a firm with a Conveyancing Quality Scheme (CQS) certificate, which signifies excellence in conveyancing.

Be Proactive In Managing The Chain

Buying a new build home from Laurus means there’s no onward chain, so you’re not waiting for an existing owner to buy their own new house before they can move out of yours.

But if you’re selling your home, you’ll need to keep in regular contact with your potential buyer and their agent to stay informed of what’s happening with them, especially if they are also selling their home to buy yours. It’s important to keep the communication flowing to avoid any hitches or misunderstandings.

Be Organized Ahead Of Time

Once all the paperwork is done, the i’s are dotted and the t’s are crossed, you’ll want to get moving as quickly as possible, but this will be a huge amount of work if you haven’t been busy in the background getting ready to move.

Moving house is a big and complex task so the sooner you get started the better and there’s some apps that can help you get organised:

  • Sortly – This app can be a lifesaver when it comes to packing – and especially unpacking – your boxes. You can create an inventory of everything you have, sorting it all into the boxes you’ll be packing it in, which will help you find the essentials when you’re setting up in your new home.
  • MoveAdvisor – If you’re a fan of project management, this is a great tool for creating a moving timeline with associated budgets that you can use to make sure you’re staying on track. You can also use it to hire movers based on their reviews.
