However, it’s important to actually begin with the stage that can also be the scariest, and that’s arranging your mortgage.
Getting an agreement in principle from your lender is a big step along the way to buying your home and it can take several weeks so you don’t want to start this after you’ve found the home you want. It will also give you a better idea of what you can actually afford.
Getting a mortgage, especially as a first-time buyer can be daunting. You might not know where to start and this is where a mortgage broker or advisor can help. They know the market and can offer you advice and guidance as well as getting you better deals than you might get on your own.

Once things start to move, it’s important to appoint a solicitor for the conveyancing part of the process. Things to look for in a solicitor include them being on your lender’s approved list, which will help you speed things up as they will have experience in dealing with them.
Most importantly you should try and get an idea about how responsive they can be and how quickly they will act to keep your move progressing quickly. Look for a firm with a Conveyancing Quality Scheme (CQS) certificate, which signifies excellence in conveyancing.
Buying a new build home from Laurus means there’s no onward chain, so you’re not waiting for an existing owner to buy their own new house before they can move out of yours.
But if you’re selling your home, you’ll need to keep in regular contact with your potential buyer and their agent to stay informed of what’s happening with them, especially if they are also selling their home to buy yours.
