Any promoted Laurus offer is subject to contract and status. Offers are on selected plots only and are subject to availability. The offers advertised cannot be used in conjunction with any other offer on the same plot unless expressly stated otherwise. Prices and details are correct at time of going to press. All images are typical of Laurus Homes properties and are for illustrative purposes only. Please contact the development in which you are interested in further details.

Laurus reserve the right to withdraw or alter any of these offers at any time prior to the payment of a reservation fee. Contracts must be exchanged within 6 weeks of reservation of your property. Failure to do so may result in the loss of all or part of your reservation fee.

Move Easy Scheme | Terms

The following terms and conditions are applicable to anyone that enters into a Move Easy agreement with Laurus Homes.

  1. The promoter of this offer is Laurus Homes, the trading name of THT Developments Ltd, THT and L&Q Developments LLP and THT and L&Q Communities Ltd of which all are registered to Sale Point, 126 – 150 Washway Road, Sale, M33 6AG.
  2. Our Move Easy Scheme is available on selected developments/plots and is subject to terms and conditions.
  3. Recommended Solicitors must be used in order to qualify.
  4. You must enter into an Agreement with Laurus Homes concerning the sale of your existing property, which will include a time period for the Agreement. A sample of our Agreement can be obtained from your local sales centre.
  5. You agree to Laurus Homes appointing a nominated estate agent who will market and sell your existing property.
  6. You agree you will have no control over which estate agent we instruct and/or the terms of that appointment.
  7. You agree not to instruct another estate agent to sell your existing property until your Move Easy agreement has ended, that no party is currently negotiating to purchase your existing property and that no introduction has already been made by another party. If you do appoint another estate agent, this may result in the cancellation of the Move Easy agreement and no contribution will be paid by Laurus Homes towards the selling fees of your existing home.
  8. In the event that any existing contract with your estate agent cannot be cancelled without penalty, or if there is a penalty for dual agency, Laurus Homes will not be liable for any extra fees as we cannot be responsible for obligations contained in third party contracts. Please note that you will be liable for dis-instructing your existing estate agent and for any abortive costs or dual agency fees according to your contract.
  9. We agree to pay up to £2,500 excluding VAT of the estate agent’s fee (which are paid via Move With Us) for marketing and selling your existing property provided you legally complete on the purchase of a new Laurus home. The vendor will be responsible for any balance to be paid directly to us on the legal completion of the purchase of your new Laurus home.
  10. You agree to allow reasonable access to your property for viewings and survey purposes and to co-operate fully with our estate agents in their endeavours to market and sell your property.
  11. Offer can be withdrawn at any time.

Legal Fees Offer | Terms

  1. The promoter of this offer is Laurus Homes, the trading name of THT Developments Ltd, THT, and L&Q Developments LLP and THT and L&Q Communities Ltd of which all are registered to Sale Point, 126 – 150 Washway Road, Sale, M33 6AG.
  2. This offer applies to selected plots only, subject to status and availability. Laurus Homes reserves the right to modify and withdraw this offer at any time without notice. Contact a Laurus representative to confirm if this offer is available on the plot you are interested in.
  3. Recommended Solicitors must be used in order to qualify.
  4. The contract must exchange within 6 weeks of reservation for the incentive to be withheld. Failure to exchange will result in incentive being removed and the lender being informed.
  5. Please inform your sales advisor if you intend to participate in the offer and this will be applied to your completion statement.
  6. This specific offer is as follows; Laurus Homes will deduct £1,000 inc VAT from the final completion total owed on the specific plot, for this £1,000 inc VAT to be repurposed towards legal fees.
  7. Purchaser’s intention to take advantage of this offer must be disclosed at the time of reserving a property before any other discount is applied and recorded on the Reservation Form.
  8. Buy to let properties are excluded from this offer.
  9. Offer cannot be used in conjunction with any other Laurus Homes offer unless expressly stated otherwise.
  10. This offer is not available in any alternative format and is not available in cash to the purchaser.
  11. The offer can be redeemed upon completion of the deposit payment, at which point, £1000 inc VAT will be deducted from the completion statement.

RECOMMEND A FRIEND | TERMS

  

Subject to status, legal completion and Laurus Homes terms and conditions and the use of nominated sources where applicable. Cannot be combined with any other offer. The voucher must be fully completed and handed to our Sales Advisor at the time of reservation at the development where your family or friend wishes to purchase their new Laurus home.

At the time of giving the voucher, the person recommending must have already purchased and completed on their own Laurus home. The form must be signed by all parties (referrer, the person/people referred and the Sales Advisor).

Only one Reward voucher can be used per home purchase and the payment of £500 becomes payable on legal completion of the purchase of the new Laurus home taking place. We will confirm in writing that the reservation has been made and will pay within 28 days of legal completion the sum of £500 to the proposer named. This amount is paid to you in gross and you will be responsible for a deduction should it be applicable. This incentive applies to selected plots only and is subject to legal completion as agreed at the time of reservation. This incentive is not available to employees of Laurus Homes, any person connected or related to such an employee, Laurus Homes’ agents or any person either connected professionally with this incentive or offer or acting in a business capacity.

The £500 is not exempt from income tax or any other tax. The recipient of such a fee is responsible for the declaring and paying of any tax that may be due. Laurus Homes reserves the right to withdraw the incentive at any time.

STAMP DUTY | TERMS

  1. Offer applies to selected plots and developments only, subject to status and availability.
  2. Recommended Solicitors must be used in order to qualify.
  3. Offer is to pay a sum equivalent to the purchaser’s Stamp Duty up to a maximum of 3% of the purchase price of your new Laurus home.
  4. Payment will be made to the purchaser’s solicitor on the date of legal completion.
  5. Purchaser’s intention to take advantage of this offer must be disclosed at the time of reserving a property and recorded on the Reservation Form.
  6. Shared Ownership and buy to let properties are excluded from this offer.
  7. Stamp Duty Land Tax (SDLT) changes for properties completed on or after 22 November 2017 for first-time buyers. There will be no SDLT due for first-time buyers who purchase a property up to the value of £300,000 in England (excluding London). For first time buyers who purchase properties over £300,000, SDLT will be charged at 5% on the portion from £300,001 to £500,000.
  8. Offer cannot be used in conjunction with any other Laurus Homes offer.

5% DEPOSIT TOP UP CONTRIBUTION | Terms

  1. This offer is available on selected developments and plots only, subject to status and availability.
  2. This offer cannot be used in conjunction with any other Laurus Homes offer.
  3. This offer is not available on Buy to Let property purchases.
  4. Recommended Solicitors must be used in order to qualify.
  5. Subject to lenders approval.
  6. This offer is for Laurus Homes to match the customer’s deposit and contribute towards your deposit up to a maximum of 5% or £15,000 whichever is the lower amount, of the purchase price.
  7. To be eligible for the Deposit Top Up the customer must be able to prove at point of settlement that they are in possession of the agreed deposit amount.
  8. Eligible purchasers must declare their intention to claim the deposit contribution at the time of reserving a property and before any other offer is applied. 
  9. This sum will be agreed prior to the reservation of your property. Purchasers are required to contribute a minimum 5% deposit.
  10. Laurus Homes’ contribution is paid to the purchaser’s solicitor at the time of completion. Purchasers must meet the lender’s mortgage eligibility criteria.
  11. Exchange of contracts must take place as per the terms of the reservation, within 6 weeks of the date of the reservation.
  12. Legal completion must take place on or before the date agreed at the time of reservation. Laurus Homes reserves the right to withdraw or alter the terms of this offer at any time prior to payment of a reservation fee.
  13. This offer is available on residential properties to eligible purchasers buying the property with cash or with the aid of a mortgage (eligible purchasers must meet their lender’s mortgage eligibility criteria, however) and does not exclude eligible purchasers from qualifying for Help to Buy.
  14. We reserve the right to withdraw this offer at any time without prior notice.
  15. Following withdrawal or termination of any offer, we reserve the right to extend, reintroduce or amend any such offer as we see fit at any time.

DEPOSIT PAID | TERMS

  1. This offer is available on selected developments and plots only, subject to status and availability.
  2. This offer cannot be used in conjunction with any other Laurus Homes offer.
  3. Recommended Solicitors must be used in order to qualify.
  4. This offer is not available on Buy to Let property purchases.
  5. Subject to lenders approval.
  6. This offer is for Laurus Homes to contribute up to 5% deposit contribution towards the overall purchase price of the property, up to a maximum contribution of £15,000 whichever is the lower amount.
  7. Eligible purchasers must declare their intention to claim the deposit contribution at the time of reserving a property and before any other offer is applied. 
  8. This sum will be agreed prior to the reservation of your property.
  9. Laurus Homes’ contribution is paid to the purchaser’s solicitor at the time of completion. Purchasers must meet the lender’s mortgage eligibility criteria.
  10. Exchange of contracts must take place as per the terms of the reservation, within 6 weeks of the date of the reservation.

KEY WORKER DISCOUNT | Terms

  1. The Laurus Homes Key Worker Discount Offer is available to all current employed NHS staff, doctors, nurses, midwives, paramedics, social workers, care workers, front line care home worker and other frontline health and social care staff; emergency services employees including those working in 999 call centres for ambulance, police and the fire service; the support and specialist staff required to maintain the UK’s health and social care sector, including prison officers; teachers working in a nursery, primary and secondary education and childcare workers; and armed forces personnel.
  2. Purchasers must be over 18 years of age. 
  3. Key Workers are entitled to receive a £15,000 discount off the advertised purchase price of the property to be deducted at the point of legal completion.
  4. Eligible purchasers must declare their intention to claim the Key Worker discount at the time of reserving a property and before any other offer is applied. 
  5. Satisfactory evidence of eligibility for this offer must be provided.  Have 3 months’ worth of payslips from the three months prior to a reservation that shows you work for one of these services. Identification/proof of trained status will be required to validate qualification for the scheme.
  6. This offer cannot be used in conjunction with other selected offers. Please speak with one of our Sales Advisors for further details. 
  7. This offer is available on residential properties to eligible purchasers buying the property with cash or with the aid of a mortgage (eligible purchasers must meet their lender’s mortgage eligibility criteria, however) and does not exclude eligible purchasers from qualifying for Help to Buy. 
  8. It is only available on a home that will be the applicant’s main residence and not for investment/buy-to-let properties or second homes.
  9. Available on released homes on selected developments.
  10. Laurus Homes reserves the right to withdraw or alter the terms of this offer at any time prior to the payment of a reservation fee. 
  11. We reserve the right to vary the terms of the offer to meet the requirement of the purchaser where we consider it reasonable to do so.  
  12. Offer is valid until 30th August 2020.

£99 RESERVATION FEE | Terms

  1. Offer available on selected plots only, subject to contract, status and lender's criteria.
  2. Recommended Solicitors must be used in order to qualify.
  3. Offer is to reserve selected properties for £99.
  4. This offer is subject to verification of mortgage arrangements.
  5. The offer is only available on reservations taken from the 1st October 2020 until the 31st October (and purchasers must have entered into the reservation agreement by 5.00pm on such date) which exchange of contracts is completed within 6 weeks of the reservation date.
  6. We reserve the right to refuse the offer.
  7. We reserve the right to withdraw this offer at any time without prior notice.
  8. Following withdrawal or termination of any offer, we reserve the right to extend, reintroduce or amend any such offer as we see fit at any time.
  9. This offer is not to be used in conjunction with any other offer
